Much less than people expect. Over solid decking with underlayment under it, a Elco metal roof sounds about like a shingle roof from inside the house. The loud tin roof people remember was screwed straight to open purlins over a barn with nothing underneath.
Sometimes. If the decking is sound and there is only one layer of shingles, a Elco metal roof can go over the top on purlins. If there is rot underneath or two layers already on, we tear off first — and we will tell you that before you sign, not halfway through.
Often, yes. Plenty of the Elco roofs we get called to look at need flashing reworked or a section refastened, not a whole new roof. We will tell you honestly which one you are looking at, and if it is repairable we would rather repair it.
Yes. Gutters, guards, soffit and fascia are all part of keeping the edge of a Elco roof dry, so we handle them along with the roof instead of sending you off to find somebody else to finish the job.
A typical Elco shingle roof runs roughly $8,000 to $18,000 in 2026 for an average single family home, and more if the deck has rot or the roof is steep and cut up with dormers. We do not price off a satellite photo — somebody comes out and measures.
